I'm an Italian Qualified Lawyer (and artist), with an international background on civil/commercial business and a focus on development of tourism in rural area and villages with an historical/architectural/artistic/natural heritage.
I’m not a Realtor and I don’t sell stones for disappearing immediately after; I love my activity and I want the best for the new residents/owners that understand my important project of cultural renovation in the amazing village and community of Civitacampomarano, Molise - South/Central Italy, which I really love too! I'm in charge to deal with potential buyers for the sale of few properties in the area. The owners are quite old people and willing to negotiate with me on the final price with the aim to sell asap. I've several nice properties for sale in the tiny village of Civitacampomarano (some of them need renovation works, other are livable with little refreshments works) one immediately livable it's the Church House.
I believe that the final cost of the house (originally 23K Euros) would be totally 22K Euros, including my success fee (of 50% on the net discount obtained after the negotiation with the owner) and the cost of the deed of purchase before the Italian Public Notary, together with the taxes on transfer of property (normally, in total, around 3K Euros).
I can also manage all the bureaucratic/legal issues related to the purchase of the house (getting the Fiscal Code, organizing the draft of the deed of purchase, dealing with the companies for the supply of energy, gas and water, etc) and deal with local construction companies in order to negotiate the best quotation for the refreshment/renovation. We will entered into a specific Legal Service Agreement for my activity, in order to regulate the success fee and the other fees for the addictional assistance you may request. My hourly fee for the legal and consultant activity - in addiction to the success fee on the net discount obtained from the requested price - is 100 Euros if you need and request further assistance. Location is the small cozy medieval village of Civitacampomarano, with a fantastic hills landscape, not far (45km) from the sunny beaches of San Salvo Marina, Vasto, Termoli and Petacciato Marina and also near to the ski slopes and resort of Campitello Matese, Capracotta and Roccarso (1 hour driving).
The Church House (90 sqm plus cellar/garage) is a stunning ancient building, in the middle of the village, opposite to the main St. George Church, only 200 meters from the Angevin Castle (the second best preserved in Italy, after Naples' Castle) and a good car access. Every year the local community hosts an International Street Art Festival, called CVTA’ and most of the walls of the old town have been decorated with amazing murales, embellishing all the village. Church House is on 2 floors and it is composed at the first floor by 1 big kitchen with fireplace and balcony, 1 big living room with balcony and 1 big bedroom; at the second floor there is a second big bedroom, one room with great view and a big bathroom, down there’s a garage. Molise has an easy access from Rome (280Km), Napoli (200Km), Pescara (130Km) and Bari (250Km) airports.
The area is served by local buses connecting the village with all the other small towns around, going towards the main cities of Campobasso (36 Km) or Termoli (48 Km), where you can find the best train connections to all directions in Italy. Cost of life in Molise is extremely cheap, food is amazing and local people are very welcoming.
Molise sets in a lush hilly landscape, surrounded by many forests, but the warm mediterranean sea is only a short drive away. Fix costs of the house are around 1000 Euros per year (annual tax on property, contracts for the supply of gas water electricity and trash), plus actual consumes. The weather in this area of Molise is extremely nice in all seasons: fresh during the hot Italian summer and "magic" in winter.
